RENTAL GUIDELINES
Please make sure that you read and understand the following Guidelines before submitting your application.
We do not accept co-signers

Each prospective tenant over the age of 18 must complete a Rental Application, provide an acceptable form of identification and appropriate proof of income.

All prospective tenant background checks, including credit checks, are performed by Myrental.com (a third party) and generally take three (3) to five (5) business days provided references respond in a timely manner.

All complete Rental Applications are processed on a first come, first served basis.

Incomplete and/or unsigned Rental Applications will not be considered.

05.
The fee for background checks, including credit checks, is $40.00 per applicant and is due at the time of processing.

OCCUPANCY
Pursuant to California state law, we restrict the number of people that may live in a single residence to two people per bedroom plus one more. For example, a three-bedroom home can have two people per bedroom plus one more for a total of seven residents.
EMPLOYMENT
Each prospective tenant’s last two years of employment history will be verified.
We require all tenants to carry renter’s insurance. Proof of coverage is required when the lease is signed.

We do not accept co-signers.
Prospective tenants with evictions and/or with a balance owed to a current or prior landlord will not be considered.
EVICTIONS
PETS
The following breeds are unacceptable at all properties managed by Shannon Cash, Broker: Doberman Pinscher, Husky, Akita, Chow-Chow, Rottweiler, German Shepherd, or American Pit Bull Terrier. All pets must have a current rabies vaccination and be licensed as required by local ordinance.
SMOKING
Smoking, including the use of e-cigarettes, is prohibited at every property we manage.
INCOME
If applying by yourself, your legal, verifiable gross income must be three (3) times the monthly rent. If you are applying with others, the combined legal and verifiable gross income of all applicants must be at least three (3) times the monthly rent. Unverifiable income will not be considered. All forms of income must be official documents. Proof of income must be provided as follows:

WAGE EARNERS
Please provide six (6) months of personal bank statements and (1) one full month of your most recent paystubs that reflect your year-to-date income. If being transferred for work, a verifiable offer letter will also be required.

SELF EMPLOYED
Please provide your most recent two (2) years of personal tax returns AND most recent six (6) months of personal bank statements.

03.
FIXED INCOME
If you are retired or on a fixed income, please provide your most recent award letter AND six (6) months of bank statements showing the income being deposited into your bank account.

04.
HOUSING VOUCHER
If you have a housing voucher, please provide a current and valid voucher that supports the city of the home you are applying for AND your current and valid Calculation Summary from Housing, which shows your gross and adjusted annual income.
CREDIT
Each Rental Application is scored based on the table below. If you are applying with multiple people, we average the score of all prospective tenants combined. For example, if we have three prospective tenants with the following scores 3,3 and 4; the average would be 10/3 = 3.33, which would result in a low-risk rating and a regular deposit amount.

Fees shall not be greater than the actual out-of-pocket costs incurred by Cash Property Management, including the cost of using a consumer background checking service, and reasonable value of time spent processing the Rental Application.

Rental Applications are held for 60 days. Approved prospective tenants are valid for 60 days only. Should a Rental Application be denied, a prospective tenant will have to wait 60 days before they are able to apply again.
Once a prospective tenant is approved, the Lease Agreement will be sent out for signature within three (3) days of acceptance. Approved prospective tenant(s) must also take possession of the property within 21 days of approval. The holding deposit is due immediately upon approval.
